Greenlands Estate, Lake District National Park
Greenlands is an uncompromised private estate within the Lake District National Park, sited above the River Irt towards Santon Bridge, and set against the backdrop of Wasdale and Eskdale fells, some of the National Park’s most beguiling landscapes.
Its centrepiece is a fine Georgian mansion house, dating from George II, and extended circa. 1820 for Thomas Brocklebank Esq., a successful merchant and ship owner of Liverpool, and noted Victorian ‘improver’ of the designed landscape in which the house is placed.
Of stone construction under a graduated slate roof, and finished with incised stucco, the house has been carefully and sympathetically restored to an exacting detail with high retention of original Georgian fabric, including fine wood and plaster work throughout. New work, such as the Oak Room, has been created with panelling contemporaneous to the house, alongside accommodation of new amenities, including privately suited master, guest and attic rooms, and installation of high specification appliance, media and security technologies.
The principal house is augmented by substantial estate outbuildings in courtyard arrangement adjoining and to rear, all with extensive residential planning consents, including renovation of former servants’ wing and the creation of a 20 metre indoor swimming pool.
The estate is reached by a private gated drive connecting to the minor C4023 road, with no easements, public rights of way or wayleaves across its policies. Approach to the house is tree-lined with final denouement - the house is revealed behind rides of trees and rhododendrons, with banked parkland and turning circle to the foreground in the Georgian manner. The landscaped woodland gardens originally laid out by Brocklebank have been revived and renewed, with extensive replanting and reinstatement of historic Church Walk, leading to the River Irt at Stock Bridge where there are rights to fish.
An estate lodge, second gated drive, and paddocks complete this compact estate.
As a composite, the estate provides rare and exceptional prospect within the National Park.
